As the buyers' agent, I work closely with my clients throughout each step of the home-buying process.
According to my buying system, we have an 8-step purchasing procedure for buying your home successfully (from verifying your financial budget to receiving the keys).
Step 1.
Verifying the budget of this particular purchase. As you know, this is a crucial stage in preparing to find the right home for you.
Using my many years of strong relationships with the leaders in the financial market, I can help my client with the best banks' financial support ( if needed).
Step 2.
Even the phrase 'LOCATION, LOCATION, LOCATION' was a fairly common expression in our society, but in fact, there are many misunderstandings surrounding finding the correct location for the new home. I can help my clients find the right one,
Step 3.
Using my system, clients become professional buyers within a 2-week experience ( 30-45 minutes per day and up to 2-4 hours on weekends). I can help them to solve the secrets and mysteries of our Dada base MLS. I will show you how to use MLS to buy your home successfully. I can help you create the big picture. By leveraging automatic notifications and other techniques, my clients can access all relevant information sources, enabling them to make informed decisions.
Step 4.
I can organise an effective system for showing new places to save you time and resources (including personal showings and open houses).
Step 5.
My goal is to prepare my client to make an informed offer. I will show you all the strategies in the offering procedure ( starting with the evaluation of this home to build the appropriate plan for the negotiation). With 30
+ years of experience, I will guide you through the best way to negotiate the best price and condition for your purchase.
Step 6.
After the negotiation and acceptance of your offer, I will provide the best possible guidance on conducting any type of inspection for your new home (I am working with the best home inspectors in town).
I will show you how to read the strata document (we will do it together) and how to conduct the physical inspection (we will talk about it at the time of our meeting)
Step 7.
After all subjects are removed and the clients have already paid the deposits, I remain with my clients to help them organize the best possible way to move in /move out and minimize stress during this procedure.
Step 8.
I am with my client at the final stage of closing to avoid any discrepancies during legal closing and ensure a successful key handover.
My service is free for the buyers. Additionally, all clients who purchase properties by October 30, 2025, will receive a refund of up to $500.00 for the final home inspection.

Q. Are Your Listings on MLS® and www.realtor.ca?
A. Sure!!!! Yes, and yes.
Q. Will Other Agents Show One Percent Listings?
There is the most frequently asked question...Why would an agent show his/her client a One Percent LTD listing when that agent can show a different listing and possibly earn more? There are several reasons that other agents show One Percent LTD listings.
(1) Agents have an ethical duty to show all listings, regardless of commission, unless their client authorizes them to do otherwise;
(2) agents still earn a commission;
(3) buyers can easily find One Percent listings on several websites, including http://www.REALTOR.ca or http://www.onepercentrealty.com.
What REALLY matters is "Does One Percent Realty Work?" Over 95% of my listings have been sold by Co-Operating Brokerages/Agents. If you are NOT convinced and are concerned about the commission (We are not, but if you are), you can decide to increase the Buyer agent commission. We can discuss your options in person!
