COST TO SELL YOUR
HOME WITH FULL MLS® SERVICE:
Full MLS® from $7,000 (homes under $400,000)
Homes between $400,000 - $900,000 commission = $9,000
Homes over $900,000 commission is 1% of sale price
All sales charge $950 on top of commission for salesperson expenses
The commission is
usually split equally with ALL co-operating AIR MLS® System Real Estate Agents unless otherwise
agreed upon through listing negotiations!

Service listing contracts are usually a minimum 6 months in length (depending
on the listing price, type of property, market conditions facing the type of
property) due to the time it takes properties to sell & the financial risk
I will incur if the property does not sell versus the reward of my business
model.
The actual time it
takes to sell will be determined by you & will depend on you & your
willingness to not only price your home competitively with the market, but also
to negotiate a fair market value when an offer comes in.

includes (unless otherwise negotiated):
- Full AIR MLS® System exposure in the real estate system & 3rd party website permission
- Full description & listing on One Percent Realty Ltd. website
- Trusted, knowledgeable & experienced professional real estate
service
- Full AIR MLS® System Service Brokerage at a fraction of the price
- Professional signage, listing documents (title search, strata documents
etc.)
If
your listing contract expires before the property is sold, you don't pay a
cent!
It is understood
that I cannot guarantee the amount of showings, buyers or offers. These are a
direct reflection on the listing price and market competition and not on my
service.

TYPICAL COMMISSION
The typical real
estate commission in the Okanagan Region is 7% on the first $100,000 and 3% on
the balance. If you listed and sold a single family
dwelling home at $1,000,000 with a typical full commission Real Estate Agent it would cost

The length of time
to sell and listing price are directly related to each other, so depending on
your motivation (more money, faster time etc.) we work together to make sure
the list price stays relevant to the end objective.
Real Estate Agents do not
get paid until a property sells, so some will price to sell faster. My goal is
to achieve the highest price based on a time line that my clients give me. The
market always lets us know if we are too high or priced right for that given
time. The indicator is activity (or lack of it) and/or offers from buyers.
My goal is to put
the "saved" commission in your pocket. However, IF the market
SOFTENS and you HAVE to sell, that "saved" commission amount could be
used for reducing YOUR sale price. This means that your home SELLS ahead
of others while still netting you more money than if you had listed with a
typical full commission Real Estate Agent.
