- perform a search of the Title for the property and review with seller prior to signing of listing contract,
- prepare documents necessary for listing the property on the Multiple Listing Service (MLS),
- review with the seller, all documents necessary for listing the property for sale on the MLS,
- have seller sign all documents necessary for listing the property on the MLS,
- arrange for the property to be professionally measured and floor plans created,
- arrange for professional photographs to be taken of the property,
- advertising the property worldwide using internet sites such as "realtor.ca", “REW.ca”, “globeandmail.com” and “Point2Homes”,
- have a For Sale sign (with agent contact information) erected on the property (if permitted by strata corporation,
- produce a full-colour "Feature Sheet" for potential buyers,
- cooperate with brokerages representing buyers,
- respond to consumer and real estate agent inquiries,
- arrange viewings of the property to real estate agents and prospective buyers,
- provide market updates to the seller as requested,
- review each Contract of Purchase and Sale that is submitted for the seller's consideration,
- assist the seller to negotiate favourable terms and conditions with a buyer,
- prepare the seller's counteroffer(s) and transmit to buyer or buyer's agent,
- coordinate visits to the property by property appraisers and inspectors as required,
- assist getting all conditions precedent included in Contract of Purchase and Sale waived or declared fulfilled (i.e. "removed"),
- assist with the completion and possession process
