Please understand that a good home, fairly priced will sell! All real estate agents know this. If your home is well kept and priced accurately, it will sell. It has no relationship to the amount of commission you pay. Most buyers also do their own searching on the internet, even when they have a buying agent!

WHAT AGENT LISTING TEAMS DON'T WANT YOU TO KNOW
The June 15, 2018 new BC Government laws & rules actually put agent teams at a disadvantage! With the banning of Limited Dual Agency (agents can no longer represent both seller & buyer in the same transaction) all agents of a team also represent the seller so they are ALL now banned from selling their own listing to one their buying clients.

The June 15, 2018 new BC Government laws & rules also made it MANDATORY for real estate agents to provide, discuss & get a response to the form "Know Your Options As A Real Estate Consumer" (Disclosure of Representation to Trading Services) PRIOR to providing ANY real estate services (eg: giving any real estate advice, doing a market evaluation to determine how much to list your home, giving advice on how to prepare to sell your home, show a home to a potential buyer, etc ). ALL COMPETENT PROFESSIONAL REAL ESTATE AGENTS WILL COMPLY WITH THESE RULES BEFORE GIVING YOU REAL ESTATE ADVICE & OR PROVIDING ANY REAL ESTATE SERVICES. Beware of those that do not!
EVERYTHING IS NEGOTIABLE

Most of my listing clients want my "full service everything included" listing package which is outlined below however if you want a service package customized to meet your needs & commission budget, let's talk!!
WHAT WILL IT COST TO SELL YOUR HOME WITH FULL OMREB MLS® SERVICE?
Basically ... If your home or property is sold for *$600,000 or lower it will cost:
$6,000 in Commission + $900 in Disbursements + $345 GST (5%) =
For a Total Cost of: $7,245
Homes sold for $600,000 and over have a commission cost of 1% of the selling price + $900 in Disbursements + GST (5%).
The commission is usually split equally with ALL co-operating brokerages & agents unless otherwise agreed upon through listing negotiations! Total commission can be reduced for less expensive homes well under $600,000 based on individual circumstances.
All listings contracts are usually a minimum 6 months in length (depending on the listing price, type of property, market conditions facing the type of property) due to the time it takes properties to sell & the financial risk I will incur if the property does not sell versus the reward of my business model.
The actual time it takes to sell will be determined by you & will depend on you & your willingness to not only price your home competitively with the market but also to negotiate to fair market value when an offer comes in.
This total cost includes (unless otherwise negotiated):
- MLS® exposure in the real estate system (up to 50 pictures) & 3rd party websites
- MLS® coverage (Downloaded to CREA national website & 3rd party websites)
- Full description & listing on 1% website
- Trusted, knowledgeable & experienced professional real estate service
- Full Service Brokerage at a fraction of the price of
- Professional signage & title search document
Any mandatory listings documents that are required prior to activating the listing (eg property files / permits, strata documents) are to be supplied by the Seller. Any normal fees / cost (no rush fees) will be reimbursed / credited to the Seller when the property sells.
If your listing contract expires before the property is sold, I don't charge you a cent!
It is understood that I cannot guarantee the amount of showings, buyers or offers. These are a direct reflection on the listing price and market competition and not on my service.
COMPARED TO THE TRADITIONAL OR TYPICAL COMMISSION COSTS
*The traditional or typical real estate commission in the Okanagan Region is 7% on the first $100,000 and 3% on the balance. If you listed and sold a below average priced single family dwelling home at $400,000 with a traditional full commission brokerage or agent it would cost you:
$16,000 in Commission + $800 in GST (5%) on the Commission =
For a Total Cost of: $16,800 (Over twice as much!)

LISTING PRICE & TIME TO SELL
The length of time to sell and listing price are directly related to each other, so depending on your motivation (more money, faster time etc) we work together to make sure the list price stays relevant to the end objective.
Agents do not get paid until a property sells, so some will price to sell faster. My goal is to achieve the highest price based on a time line that my clients give me. The market always lets us know if we are too high or priced right for that given time. The indicator is activity (or lack of it) and / or offers to buy.
My goal is to put the "saved" commission in your pocket. However, IF the market SOFTENS and you HAVE to sell, that "saved" commission amount could be used for reducing YOUR sale price. This means that your home SELLS ahead of others while still netting you more money than if you had listed with a typical full commission brokerage or agent.

While I am a "Full Service Real Estate" listing agent, my "EVERYTHING IS NEGOTIABLE" philosophy also applies to helping you find a new home or property, even when the listing is NOT my own!
I reward my clients financially when helping them find new homes based on those offering higher commissions (traditional or typical real estate commission in the Okanagan Region is 7% on the first $100,000 of the purchase price and 3% on the balance of the purchase price), even though the seller is paying the commission not the buyer. So if you normally think of just using the listing agent for buying and they are full commission agents, they just think differently than I do. Use me and be GUARANTEED a financial advantage when signing a Buyer's Agency Agreement!
