My MLS® "Full Service" package is focused to sell your home (professional signs & posts, great descriptions & pictures of your home, professionally run Open Houses where I allow only 1 visitor in your home at a time). All my listings get maximum internet exposure: all MLS® websites, hundreds of affiliated third party websites and One Percent Realty Ltd. website. Because I'm SERVICE motivated, I'll give you an UNCONDITIONAL release of the MLS® contract if I don't do what I say I'm going to!

Please understand that a good home, well priced will sell! All REALTORS® (specialized real estate agents) know this. If your home is well kept and priced accurately, it will sell. It has no relationship to the amount of commission you pay. Most buyers also do their own searching on the internet MLS® website, the MLS® Review & the Real Estate Weekly, even when they have a buying agent!
If you've heard anything negative about why One Percent Realty Ltd. won't be able to sell your home as well as ANY "full commission agent" it just isn't so! Good REALTORS® (specialized real estate agents) find the right homes for their clients NOT homes where THEY make more commission. The name REALTOR® is a trademark for real estate licensees that represents a higher standard of professionalism in the real estate industry. REALTORS® function under a strict Code of Ethics and legally must NOT put their own best interests ahead of their clients!

WHAT WILL IT COST TO SELL YOUR HOME WITH FULL MLS® SERVICE?
Basically ... If your home or property is sold for *$700,000 or lower it will cost:
$7,000 in Commission + $950 in Disbursements + $397.50 GST (5%) =
For a Total Cost of: $8,347.50
Homes sold for $700,000 and over have a commission cost of 1% of the selling price + $950 in Disbursements + GST (5%).
The commission is usually split equally with ALL co-operating MLS® REALTORS® unless otherwise agreed upon through listing negotiations!
All MLS® Full Service listings contracts are a minimum 6 months in length (depending on the listing price, type of property, market conditions facing the type of property) due to the time it takes properties to sell & the financial risk I will incur if the property does not sell versus the reward of my business model.
The actual time it takes to sell will be determined by you & will depend on you & your willingness to not only price your home competitively with the market but also to negotiate to fair market value when an offer comes in.
This total cost includes:
- Full MLS® exposure in the real estate system & 3rd party website permission
- Full MLS® coverage (All MLS® websites & MLS® Real Estate Review Bi-Weekly Publication)
- Full description & listing on One Percent Realty Ltd. website
- Additional local newspaper advertising at my discretion
- Trusted, knowledgeable & experienced professional real estate service
- Full MLS® Service Brokerage at a fraction of the cost
- Professional signage, listing documents (title search, strata documents etc)
If your listing contract expires before the property is sold, you don't pay a cent!
It is understood that I cannot guarantee the amount of showings, buyers or offers. These are a direct reflection on the listing price and market competition and not on my service.
COMPARED TO THE TYPICAL COMMISSION
The typical real estate commission in the Central Okanagan Region is 7% on the first $100,000 and 3% on the balance pf the selling price. If you listed and sold an average priced single family dwelling home at $600,000 with a typical full commission REALTOR® it would cost you:
$22,000 in Commission + $1,100 GST (5%) =
For a Total Cost of: $23,100 (Over twice as much!)

LISTING PRICE & TIME TO SELL
The length of time to sell and price are directly related to each other, so depending on my clients motivation (more money, faster time etc) we map out a pricing / time strategy.
REALTORS® do not get paid until a property sells, so some will price to sell faster. My goal is to achieve the highest price based on a time line that my clients give me. The market always lets us know if we are too high or priced right for that given time. The indicator is activity (or lack of it) and / or offers to buy.
My goal is to put the "saved" commission in your pocket. However, IF the market SOFTENS and you HAVE to sell, that "saved" commission amount could be used for reducing YOUR sale price. This means that your home SELLS ahead of others while still netting you more money than if you had listed with a typical full commission REALTOR®.

While I am a "Full Service Discount Commission" listing REALTOR®, my FULL SERVICE philosophy also applies to helping you find a new home or property, even when the listing is NOT my own!
I reward ALL my clients financially when helping them find "FULL COMMISSION" new homes based on the commission I earn, even though the seller is paying the commission not the buyer.
