HOW DOES A BUYER AGENT GET PAID?
Typically the Buyer's Agent makes a commission of 3.0% on the first $100,000 and 1.5% on the amount above $100,000 .. So on a purchase of $700,000 the Buyer's Agent would make $3,000 on the 1st $100,000 and $9,000 on the remaining $600,000 for a total buying commission of $12,000.
HERE'S HOW MY REBATE WORKS:
NEW HOMES: The developer charges a price for a newly constructed home. If you make an offer with a real estate agent at your side, then the developer will pay your agent a commission (of which I, as your Cash Rebate Guy, would give you $1,000 - $9,000 back as a CASH rebate. However, if you buy that same home without an agent, the developer will charge you the same price but you will NOT be eligible for a rebate.
By law, the developer can only pay a commission to a licensed real estate agent. Please Note: You MUST contact me BEFORE you step into a Developer's Show Home/Model for the very FIRST time or you may lose your right to a cash rebate!
RE-SALE HOMES: Let's say a real estate agent charges the seller a commission of 6% on the 1st $100,000 plus 3% on the balance of the sale price of a home to list it. If a buyer shows up with a real estate professional, then both agents share in the commission. However, if only YOU show up and buy with NO real estate professional, then the listing agent just keeps ALL the commission. The listing agent will NOT give you a discount because they represent the seller, not you!
Now, if you use ME to write the deal, then not only will I represent you, but I will also give you $1,000 - $9,000 of my commission .. WOW!
For example: If you purchase a home for $700,000, then your BUYER CASH REBATE could be $4,500 (buying commission of 3% on 1st $100,000 plus 1.5% on the balance).

Most of us have sold homes before or know of someone who has, and are aware of the enormous sales commissions that are charged. We all remember how we felt when we saw what we paid the agent for selling our home. My daughter and son-in-law listed their home in Burnaby in 2003 with 1% Realty .. I remember saying at the time .. what is the catch with this 1% company?? .. My daughter Shera told me that there was no catch - rather they just did pretty well the same things as other agents, however they did it for less - a LOT less. Well, in the end, they did sell (and in a short period of time as well) for $403,000 and paid a total commission of $5,600 plus GST (at the time) .. END of story. I was so impressed with this concept and the way it was fully exposed on www.realtor.ca that I decided to become a real estate agent with One Percent Realty Vancouver Island.

THE ONE PERCENT DEAL
What will it cost to sell your home? .. Simply put, if your home is sold for $600,000 or less, then you pay $6,000 in commission plus $900 in disbursements plus GST for a total of $7,245 (includes commission to other agent as well). You pay only if your home sells, and there are no up-front costs or hidden charges. If your property is sold for more than $600,000, then you pay 1% in commission, plus $900 in disbursements plus GST.
* Strata property sales will usually include a small additional charge to pay the strata management company for copies of minutes, by-laws, etc. .. this fee is usually less than $100.
TYPICAL REAL ESTATE COMMISSION
The typical real estate commission is either 6 or 7% on the first $100,000 plus 3 or 4% on the balance of the selling price. The average single family home in the Victoria area sold for approximately $620,000 in the latter part of 2012 and early 2013. This would equate to a total commission paid of $6,000 (6% of 1st $100,000) plus $15,600 (3% of the balance) for a total commission of $21,600 plus GST of $1,080 (yes, GST on a larger amount is certainly more) for a grand total of $22,680 .. again, our commission (including less GST) is $7,245 for a gigantic savings to you of $15,435. I am sure you would agree that you would prefer to spend this savings on yourself rather than give it to another agent for listing your home on the Multiple Listing Service just like we do. The biggest real estate salesperson in the country goes by the name of www.realtor.ca and any agent can put your property on it - so why not do it with me and save thousands of dollars!

Will Other Agents Show Properties Listed With 1% ?
This is the number 1 question that I get almost every day .. Yes, unfortunately there are some agents who are reluctant to show our properties because they will make less money. At last count there were over 1300 agents in Victoria - so let us presume that some are indeed reluctant to show our listings .. the vast majority of agents are instructed by their clients to show the property, because they have seen it on-line and now want to see it in person. We, as real estate agents, are bound by a very strong code of ethics, preventing most agents from even thinking about not showing our listings. On a personal note .. approximately 80% of my listings that sell are sold by other agents (Re/Max, Royal Le Page, Pemberton Holmes, DFH, etc.) .. so obviously our listings are shown by the majority of other agents day after day. Oh, one more thing .. I did more deals from 2006 - 2014 than 98% of agents in Victoria, which again emphasizes the fact that many, many agents show and sell our properties.
PLEASE DO NOT LET SOMEONE ELSE TELL YOU ABOUT OUR SYSTEM
IF MY PROPERTY IS NOT SELLING WHAT DO YOU SUGGEST?
If your property has not sold in a reasonable amount of time it is usually due to the PRICE, not because of our service or concept .. from time to time some of our sellers feel the need to entice other agents by offering them more commission .. we can of course offer this as well, if that is your wish, although as previously stated it is usually the price that is holding back a sale, not the amount of commission that is paid to the other agent. If this were years ago when the Multiple Listing Catalogue was used, then some agents would dictate what listings you would see (and perhaps they would not show the ones with the lowest commission) .. if we were around back then they would have destroyed our concept, however nowadays the catalogue has been replaced by the 'internet' and the consumer (buyer) is in control NOT THE OTHER AGENT.
