After 3 years of working with Sutton a 'traditional brand name' brokerage, I often questioned, the real estate market has changed so much, why haven’t the 'brand name' brokerages changed with it?

Real estate agents spend most of their time soliciting business. In fact, like it or not, most real estate agents feel that half of their job is done the night they list your home for sale. This is contrary to the seller's belief that when their property is listed that is when the REALTOR® job starts. By offering full service at a lower commission rate our salespeople spend less time looking for business and more time doing our job, which is selling your property. 

While we are really strong believers in the power of the MLS® system to effectively market homes to the buying public, we also believe it may not be worth what the industry often charges for it.  For the most part, it requires the same amount of effort to sell a $100,000 property as it does a $600,000 property. They both get listed on the MLS® system, shown to potential clients, advertised, contracts gets negotiated on them both. Yet the commission expense would be a dramatic 6x higher on the $600,000 home versus the $100,000 one (e.g. using a 5% commission rate). It did not make any sense to me either!

The average home in the Greater Vancouver Area was about $590,000 last year.  Now, if a traditional MLS®broker were to charge you a 7on the first $100,000 and 3,5% on the balance, commission* to sell your home, you would end up paying $27,650 + GST in commissions on that home!


However, with us, you pay a total of $6,900 + GST for homes under $600,000 (or 1% + $900 + HST for homes above $600,000).

Q. What Do You Charge?
A. For homes listed under $600,000 we charge a flat rate of $6,900 plus HST. If your home is $350,000 or $599,000 we charge the same $6,900. For homes listed over $600,000, we charge 1.9% on the 1st $100,000 and 1% on the balance of the sale price. So homes under $600,000 are just $6,900, a home priced at $700,000 is $7,900, $800,000 is $8,900 and so forth. A. Yes and yes! 

QHow Does an Agent for the Buyer Get Paid? Do I Have to Pay Them? 
A. The $6,900 commission includes $3,000 of commission to the Buyer's representative. With a sale under $600,000 with One Percent Realty representing the Seller and the Buyer being represented by a Cooperating Brokerage: the One Percent listing agent earns $3,000, the cooperating Brokerage earns $3,000, and the remaining $900 pays for the One Percent agent’s expenses incurred in selling your home. 

QAre There Any Upfront Fees to List Your Home with One Percent Realty? 
A. Nope!

QWill Other Agents Show One Percent Listings? 
A. Easily the most frequently asked question...Why would an agent show his/her client a One Percent listing when that agent can show a different listing and possibly earn more? There are several reasons that other agents do show One Percent listings. (1) Agents have an ethical duty to show all listings, regardless of commission, unless they are authorized by their client to do otherwise, (2) agents still earn a commission (3) buyers can easily find One Percent listings on a number of websites including http://www.REALTOR.ca or http://www.onepercentrealty.com. 

Q. Does One Percent Realty Work? 
A. Yes One Percent Realty works! Clients can save many thousands of $$$ in real estate commission as thousands of other Canadians have! Your property will attract a buyer if priced realistically. Paying thousands more in commission is not what will sell your property, it will sell because of the exposure we provide to attract the right buyer for your home. 

QHow Does The $6,900 Break Down? 
A. $3,000 for me ("listing agent"), $3,000 for the buyer's agent ("selling agent"), $900 disbursements (includes the fee to my office when I sell your home, advertising costs & MLS® system fee). You pay absolutely nothing to me until your home is sold! One Percent Realty sells many properties across Canada. One Percent REALTORS® don't have the overhead costs as many other agents have and our low commission structure allows us to focus on serving our clients instead of wasting valuable time soliciting new business. 

QWhat Do You Mean By "Full Real Estate Services"? 
A. When I promise to provide Full Real Estate Services this includes listing your property on the Multiple Listing Service (MLS®) of our Board, http://www.REALTOR.ca , http://www.onepercentrealty.com , taking professional photos, advertising your property, holding open houses, for sale sign, lock box, showings, all documentation and contracts, negotiations, keeping you informed, cooperating with brokerages representing buyers, responding to inquiries - THE WORKS!
