We were so impressed by the One Percent Realty Ltd "Full Service Discount Commission" concept, the way our home was marketed locally AND worldwide on the internet that we decided to become REALTORS® and join their team of professionals.

 

I believe that if I can sell your home for the most money possible, at the lowest commission cost AND give you the best service that you have ever had, you'll tell all your family and friends! Everything I do is focused to sell your home (professional signs & posts, additional newspaper ads, great description & pictures of your home, no lock boxes unless you want them, professionally run Open Houses where I allow only 1 visitor in your home at a time). Because I'm SERVICE motivated, I leave nothing to chance and put everything in writing so there is no confusion or misunderstanding at any time. I even put in writing that if I don’t do what I say I’m going to do, I'll give you an UNCONDITIONAL release of the MLS® contract!

Please understand that a good home, well priced will sell! Any honest and truthful real estate agent knows this. If your home is well kept and priced accurately, it will sell. It has no relationship with the amount of commission you pay. Most buyers also do their own searching on the internet MLS® website, the MLS® Review & the Real Estate Weekly, even when they have a buying agent!

WHAT WILL IT COST TO SELL YOUR HOME WITH FULL MLS® SERVICE? 

 

Basically ... If your home or property is sold for *$600,000 or lower it will cost:

 

$6000 in Commission + $900 in Disbursements + GST

 

For a cost of: $6,900 + $345 GST (5%) =

 

For a Total Cost of:  $ 7,245

 

Homes sold for $600,000 and over have a commission cost of 1% of the selling price.

 

This cost includes:

-         Full MLS® exposure in the real estate system

-         Full MLS® coverage (MLS® website & MLS® Real Estate Review Bi-Weekly Publication)

-        Additional newspaper advertising

-         Full description & listing on 1% website

-         Experienced professional real estate service

-         Full Service Brokerage at a fraction of the cost

-         Professional signage, listing documents (title search, strata documents etc)

 

 

 

COMPARED TO THE TYPICAL COMMISSION

 

The typical real estate commission in the Okanagan Region is 7% on the first $100,000 and 3% on the balance. If you listed and sold a below average priced single family dwelling home at $400,000 with a typical full commission REALTOR® it would cost you:

 

$16,000 in Commission + $800 GST (5%) =

 

For a Total Cost of $ 16,800 (Over twice as much!)

 

YOU DO THE MATH ... ON YOUR HOME! AS THE SELLING PRICE OF YOUR HOME GOES UP YOU JUST SAVE MORE MONEY ON COMMISSION!

 

The length of time to sell and price are directly relative to each other, so depending on my clients motivation (more money, faster time etc) we map out a pricing / time strategy to sell based on their needs. My goal is to accomplish what my clients want. REALTORS® do not get paid until a property sells, so some REALTORS® will price to sell faster. My goal is not to sell fast (unless my client wants to); my goal is to sell my client’s home for the highest price based on a time line that my clients give me. The market always let's us know if we are too high or priced right for that given time. The indicator is activity (or lack of it) and / or offers to buy.

 

My goal is to put the "saved" commission in your pocket.  However, IF the market SOFTENS and you HAVE to sell, that "saved" commission amount could be used for reducing YOUR sale price.  This means that your home SELLS ahead of others while still netting you the same cash as if you had listed with a typical full commission REALTOR®.

While I am a "Full Service Discount Commission" listing REALTOR®, my FULL SERVICE "EVERYTHING IS NEGOTIABLE" philosophy also applies to helping you find a new home or property, even when the listing is NOT my own!  I reward ALL my clients financially when helping them find "FULL COMMISSION" new homes based on the commission I earn, even though the seller is paying the commission not the buyer.  So if you normally think of just using the listing agent for buying and they are full commission agents, they just think differently than I do.  Use me and be GUARANTEED a financial advantage!
